1. Overview

These Terms of Service ("Terms") govern your use of the services provided by My TC Service ("Company," "we," "our," or "us"), a transaction coordination company operating in the State of Georgia. By engaging our services, you agree to be bound by these Terms.

2. Services Provided

My TC Service provides transaction coordination services for real estate investors and professionals. Our services include, but are not limited to:

• Opening escrow and locating escrow teams
• Facilitating communication between all transaction parties
• Examining title commitments for clear title
• Confirming HUD accuracy before closing
• Ensuring timely earnest money submission
• Providing status updates throughout the transaction
• Document preparation for various deal types
• Self-performed closings including title search and recording

We are not a licensed real estate brokerage, law firm, or title company. We provide administrative coordination services only and do not provide legal, financial, or real estate advice.

3. Payment Terms

Service fees are as listed on our website and are subject to change without prior notice. All prices are per transaction unless otherwise specified.

• A deposit is required upon engagement and is applied toward the total service fee.
• The remaining balance is due at or before closing.
• Fees are non-refundable once work has commenced on the transaction, except at our sole discretion.
• Volume discounts may be available; contact us for details.

4. Client Responsibilities

By engaging our services, you agree to:

• Provide accurate and complete information necessary for transaction coordination
• Respond to communications in a timely manner
• Ensure all contracts and documents are legally valid and enforceable
• Maintain all required licenses and authorizations for your real estate activities
• Pay all fees in accordance with the agreed-upon schedule

5. Limitation of Liability

My TC Service acts as an administrative coordinator and is not responsible for:

• The legality, validity, or enforceability of any contracts or documents
• Decisions made by title companies, escrow agents, lenders, or other third parties
• Delays or failures caused by third parties or circumstances beyond our reasonable control
• Any loss, damage, or liability arising from the transaction itself

To the maximum extent permitted by law, our total liability for any claim arising from our services shall not exceed the fees paid to us for the specific transaction in question.

6. Referral Program

Our referral program offers a 30% commission on both the initial deposit and the final payment at closing for referred clients. Referral commissions are paid after the referred client's transaction has closed and all fees have been collected. We reserve the right to modify or discontinue the referral program at any time.

7. Confidentiality

We will maintain the confidentiality of all transaction-related information and will only disclose such information as necessary to facilitate the transaction or as required by law.

8. Termination

Either party may terminate the engagement with written notice. If the client terminates after work has commenced, fees for work already performed are non-refundable. We reserve the right to terminate services if the client fails to meet their responsibilities or engages in unlawful activity.

9. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Georgia, without regard to its conflict of law provisions. Any disputes arising from these Terms or our services shall be resolved in the courts of the State of Georgia.

10. Changes to These Terms

We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated "Last updated" date. Continued use of our services after changes are posted constitutes acceptance of the revised Terms.
